TERMS: Immediately after the confirmation of each sale, the successful buyer will be required to put down the following earnest money deposits:
Parcel 13 C-K (1.69 +/- acres)--$10,000
Parcel 13 C-A (5.89 +/- acres)--$25,000
Parcel 13 C-F (5.62 +/- acres)--$35,000
Parcel 13 C-D1(27.68 +/- acres)--$100,000
Parcels 12-5, 12-6 & 13-28 (25% ownership in 3 homes on 4.193 +/- acres)--$10,000
If all four land parcels (not including homes) are purchased as a whole, the earnest money deposit will be $200,000.
All deposits must be in the form of a cashier's check or certified check (from a United States bank) made payable to yourself (unless prior written arrangements have been made by contacting Kelly Strauss 540-226-1279 or firstname.lastname@example.org). The deposits will be held in a non interest bearing escrow and applied toward the purchase price at closing. Closing must take place on or before 45 days from auction date. A 10% buyer's premium will be added to the final bid, and will become a part of the purchase price. Property sold in as-is condition, and is not contingent upon buyer's financing, condition of property, appraisal, inspection, etc. Pre-approved (no later than 5 pm on 4/19/18) broker participation is compensated. We are happy to offer online/simulcast bidding for bidders who cannot physically attend the live auction event. Please understand and agree that online bidding will only be allowed if the buyer is physically NOT on site at the live auction. Online bidding will NOT be allowed if you are physically in attendance at the live auction event.
